The First Building at The Row is Complete
The first building at The Row is officially complete, marking an exciting milestone for the continued growth of Heartwood Preserve and the broader vision for the district. We’re proud to welcome Olsson to the building and excited to see the project come to life as tenants begin occupying the space.
Designed with a modern, hospitality-inspired approach, the building blends thoughtful architecture with elevated workplace amenities. Warm wood detailing, terrazzo flooring, and high-end finishes throughout create a refined, welcoming environment, while country club-style restrooms and shared tenant amenities redefine the office experience.
A key feature of the building is the expansive multi-tenant terrace overlooking Heartwood Park, designed to encourage connection, collaboration, and outdoor gathering. The all-glass exterior with a high-performance glazing enclosure system brings abundant natural light into the building while creating a striking architectural presence within the district.
This project represents the first step in a much larger vision for The Row. Additional developments are already planned and underway, including The Elowen, a Marriott Autograph Collection hotel, a multifamily complex, and another office building, all of which are coming close behind.
With a highly desirable location and convenient access to both West Omaha and downtown, The Row is poised to become a dynamic mixed-use destination that brings together office, hospitality, residential, retail, and public spaces in a connected, walkable environment.
