Building Momentum at The Row
There’s incredible momentum building at The Row, and we’re excited to share the latest updates on the projects taking shape across this vibrant mixed-use destination. From next-generation office buildings to a boutique hotel and residential community, The Row is coming to life as a dynamic hub for work, leisure, and connection in the heart of Heartwood Preserve.
14500 Heartwood Row
As the first building to rise at The Row, 14500 Heartwood Row establishes the architectural and experiential standard for everything that follows. This 116,000-square-foot, Class A office building, home to Olsson, features a high-performance façade, flexible floor plates, and modern, light-filled interiors designed for today’s evolving workplace.
Overlooking Heartwood Park, the building offers direct access to green space, trails, and community events, while ground-floor retail and walkable streets connect seamlessly to the district’s growing energy.
Progress Update: Construction remains on track for completion in spring 2026.
Recent work includes:
- Steel installation for the connection bridge to the parking structure
- Ongoing interior tenant improvements for Olsson (drywall and paint underway)
- Terrace roof paver and green roof installation
- Exterior brickwork progressing
- Hardscape and sidewalks are in place
- Landscaping is scheduled to begin this month

Building for Convenience with Structured Parking
Accessibility and convenience are key to creating a connected, thriving district. The Row’s first structured parking garage, located adjacent to the office buildings, is nearing completion and will provide ample, convenient parking for tenants and visitors.
Progress Update: The garage structure is complete, and the interior buildout is underway. Elevator installation is expected to be completed within the next six weeks. Additional parking structures are planned throughout the district to ensure easy access to all destinations within The Row.
14501 Heartwood Row – Now Leasing
Directly across from Heartwood Park, 14501 Heartwood Row continues the momentum with another 80,000-square-foot Class A office building designed for flexibility, visibility, and connection. The building will feature efficient layouts, adaptable floor plates, and direct access to a structured parking facility.

Marriott Autograph Collection Hotel
Announced this summer, we’re proud to share progress on a 160-key boutique hotel developed under Marriott Bonvoy’s Autograph Collection. The hotel will serve as a lively centerpiece for The Row, offering a signature hospitality experience that blends thoughtful design, exceptional amenities, and local character.
Plans include a Class A meeting and event space, an outdoor amenity deck, a fitness center, and a signature lounge, along with a full-service restaurant and bar on the ground floor, bringing new energy to The Row’s streetscape.
Branding, interiors, and design development are well underway, with more details to come as this landmark project progresses.
Coming Soon: Multifamily Living at The Row
Next up, we’re gearing up to bring residential living to The Row. Planned to break ground in 2026, this six-story, 170-unit Class A multifamily community will mark The Row’s first residential offering.
Positioned across from Heartwood Park, the community will lease studios, one- and two-bedroom residences with high-end finishes and lifestyle-driven amenities, including a resort-style pool, fitness center, and outdoor courtyard. Ground-floor retail and direct access to The Row’s trail network will create a vibrant, walkable living experience in the heart of West Omaha.
