The first of its kind in the region, this 40-acre mixed-use urban center sets a new vision for national caliber pedestrian-oriented walkable destination in Omaha.

Located on the former Boys’ Town farm, The Row now sits on some of the most desirable land in the city. Through a delicate balance of density, walkability, lush landscaping, careful programming, and future flexibility, this master plan is designed to deliver a diverse mix of uses and activity, including a wide variety of dining options, high-end local and national retail brands, luxury multifamily apartments, and Class A Office buildings. Heartwood Row, the central spine of the development, features wide walkable sidewalks, a generous granite paver street, and a collection of programmed pavilions and spaces that bring the community together year-round.

As the master developer for The Row, Lanoha has worked tirelessly to create the necessary framework for a successful multi-phase development. This effort started with a complex financial and entitlements process and the creation of a specific development district to support the project’s success and has continued through the design and execution at the highest quality. As a central piece of the overall Heartwood Preserve development, Lanoha has engaged with state and local officials, the Heartwood Preserve team, and the Design Team for this project to effectively weave The Row into the long-term vision for the area and create the heart of Heartwood.
